Sai Kung is the easternmost district of the New Territories, jutting into the Sai Kung Peninsula and bordered by the Sai Kung Country Park — the largest country park in Hong Kong, covering over 75 sq km. It is emphatically not a commuter suburb. It is a lifestyle decision: one that trades some of urban Hong Kong’s conveniences for space, nature, and a pace of life that is almost impossible to find anywhere else within the SAR.

The District: Sai Kung Town, the Villages, and Clear Water Bay 

Sai Kung is not a single neighbourhood but an entire district of considerable geographic variety. Understanding its parts helps you choose the right address for your needs. 

Sai Kung Town 

The commercial and social hub of the district: the seafood restaurants along the waterfront promenade, the weekend market on Wan Tau Kok Lane, the cooked food centre, the wet market, and a main street with everything from international supermarkets to local hardware shops. Sai Kung Town functions as a genuine market town rather than a commuter dormitory, with a daytime community life centred on the harbour. It is the most convenient base within the district for daily needs and has the best public transport connections. 

The Outlying Villages and Gated Estates 

Beyond the town, the district opens into a network of villages and managed estate developments along Sai Sa Road, Hiram’s Highway, and the Pak Sha Wan (Hebe Haven) waterfront. This is where you find the village houses that define Sai Kung’s property character — three-storey structures with private gardens and rooftops — alongside the gated estate developments (Floral Villas, The Portofino, Royal Marina Cove, Habitat) that offer poolside, marina-adjacent living with managed facilities. These locations require a car for daily convenience. 

Clear Water Bay 

Technically a separate area within Sai Kung District, Clear Water Bay is functionally linked to Sai Kung in the minds of most buyers and renters. It offers coastal scenery that rivals anywhere in the SAR, the Clearwater Bay Golf and Country Club, the Clearwater Bay School (K–12 international), and a mix of village houses and low-rise developments. The MTR connection via Diamond Hill is somewhat shorter from Clear Water Bay than from Sai Kung Town, making it slightly more convenient for urban commuters. 


Transport: The Most Important Factor to Assess Honestly 

Sai Kung has no MTR station. This is the single fact that potential residents must sit with before committing to the district, and the honest assessment is: transport is manageable but requires planning and is significantly slower than urban Hong Kong standards. 

From Sai Kung Town, regular green minibus services (routes 1 and 1A) run to Diamond Hill MTR and Choi Hung MTR respectively. Journey time from Sai Kung Town to Diamond Hill is approximately 30 minutes by minibus, then 20–25 minutes by MTR to Central — a realistic door-to-office commute for a Central worker of 60–80 minutes. From Clear Water Bay, the MTR connection is broadly similar in time. 

For residents in the outlying villages and gated estates, a car is not optional — it is essential. The flexibility and time savings of driving are significant enough that most Sai Kung households own at least one car, and dual-income households with different commute destinations often have two. Carpark spaces are part of most estate and village house purchases; factor this into your budget. 

During morning peak, the Hiram’s Highway approach from Sai Kung to the Tate’s Cairn or Lion Rock tunnels towards Kowloon can be congested. Residents who drive to work in Kowloon or via the cross-harbour tunnels tend to time their departures accordingly. 

For expat buyers: If you are considering Sai Kung as part of a corporate relocation to Central or Admiralty, do the commute in both directions — morning and evening — before making a final decision. The lifestyle is excellent; the commute is real. 


Schools 

Sai Kung has no large international secondary school within the town itself. Families with international school-age children typically rely on one of the following options: 

Clearwater Bay School 

A K–12 international school in Clear Water Bay offering a British curriculum, highly convenient for families based in the eastern part of the district. The school has a strong reputation and a predominantly expat student body. If your property search is focused on Clear Water Bay or southern Sai Kung, Clearwater Bay School is the natural first consideration. 

Canadian International School (CIS), Tai Wai 

One of Hong Kong’s largest international schools, accessible from Sai Kung via the Tate’s Cairn tunnel route. School bus routes service major Sai Kung address clusters. CIS offers the International Baccalaureate curriculum from Early Years through Diploma. 

Kellett School 

A British curriculum school with campuses in Pok Fu Lam and Kowloon. Accessible from Sai Kung by school bus, and a popular choice for UK-connected expat families. 

Families should confirm school bus route availability for their specific address before completing a purchase. Well-established school bus routes service Sai Kung Town and the major estates; more remote village locations may require a short drive to a designated pick-up point. 


Lifestyle 

Sai Kung’s lifestyle is what makes it irreplaceable. Residents who have spent time elsewhere in Hong Kong before discovering Sai Kung frequently describe the move as transformative — and the district’s lifestyle offering is the primary reason. 

Hiking and country park access 

Sai Kung Country Park is one of the finest nature reserves in East Asia within a major metropolitan area. The MacLehose Trail — Hong Kong’s most famous long-distance hiking path — begins at Pak Tam Chung, minutes from Sai Kung Town, and traverses the peninsula through stages 1 to 4 before continuing westward. Sharp Peak, Ham Tin Wan, Tai Long Wan beach, and the Sai Wan Peninsula are all accessible on day hikes from the district. Weekend hiking is not a recreational add-on in Sai Kung — it is embedded in the social life of the community. 

Water sports and beaches 

The protected waters of Port Shelter, Hebe Haven, and Clear Water Bay First and Second Beach offer some of the best sailing, kayaking, windsurfing, and wakeboarding in the SAR. Hebe Haven is home to several yacht clubs and marinas. Tai Wan To, Long Ke Wan, and the remote beaches of the outer islands accessible by kaito (traditional water taxi) are among Hong Kong’s most beautiful and least crowded swimming spots — all accessible within 30–45 minutes of Sai Kung Town. 

Dining and community 

The Sai Kung waterfront seafood strip is one of Hong Kong’s most distinctive dining experiences: restaurants where you choose your fish, crab, abalone, or clams from live tanks on the pavement before they are cooked to order. Beyond the seafood strip, the town has a diverse restaurant and bar scene catering to the large expat community — ranging from established British pubs to Italian restaurants and pizza joints that would not be out of place in Central. The Sunday market brings the district together weekly.

Village houses: Village houses (T-houses) are unique to rural areas of the New Territories and are subject to specific ownership restrictions. The Portofino and Royal Marina Cove are the district’s most well-known managed estate developments, offering Mediterranean-inspired architecture with marina frontage, clubhouse facilities, and a strong sense of community among residents. These estates command a premium within the district but offer a managed living experience with a level of amenity that village houses do not provide. 


Who Is Sai Kung For? 

Sai Kung is not a compromise district for buyers who could not afford somewhere else. It is a deliberate choice — and the residents who are happiest there are those who knew what they were choosing. 

Sai Kung suits families with school-age children who value space and outdoor access over urban convenience; expats who have experienced Hong Kong’s urban districts and are ready for a different pace; remote workers and entrepreneurs who control their own commute schedule; serious hikers, sailors, and watersports enthusiasts for whom the district’s nature access is a genuine daily asset; and long-term residents of Hong Kong who have already established their professional and social networks in the city. 

It is less well suited to: daily CBD commuters who value sub-20-minute door-to-office times; those who depend on walkable urban infrastructure for daily life; and buyers for whom minimising upfront capital outlay is a priority — Sai Kung’s property prices reflect its premium lifestyle positioning.
